PKF has been providing services to Canada's hospitality industry since 1970. Within the past 36 months we have provided advisory services on over $4.0 billion worth of existing hotel assets across Canada.   • due diligence on behalf of the lender on the refinancing of a $300 million hotel portfolio in November 1999
  • due diligence on behalf of the lender on the acquisition of Unihost's $600 million hotel portfolio by Westmont Hospitality in May 1999
  • valuation of over 50 individual hotel properties on behalf of the Royal Host Real Estate Investment Trust in 1997,1998 and 1999, totalling over $400 million in assets
  • due diligence on behalf of the lender on an $80 million hotel portfolio acquisition by a U.S. investor
  • valuation of a $130 million hotel portfolio owned and operated by a major Canadian hotel company
  • valuation of a $35 million limited service hotel portfolio held by a major Canadian trust company
  • operating review of a group of chain properties valued at $75 million, on behalf of their investors
  • valuations of a number of individual hotel properties totalling over $1.0 billion in asset
  • operating and financial advisory services for other individual hotel properties across Canada totaling over $1.0 billion in assets

What are some of the key factors which differentiate us from our competitors?

  1. None of our competitors can claim the same degree of consistent senior level service to the hospitality industry in Canada.
  2. We bring the international expertise of PKF Worldwide (more than 300 offices in more than 100 countries) to our projects.
  3. None of our competitors are as active as ourselves in providing services to the hospitality industry.

While our competitors monitor the industry, none maintain or have direct access to a comprehensive database such as PKF's.

  • On an annual basis about 500 properties (100,000 rooms) provide us with their detailed operating statements, for our publication Trends in the Canadian Hotel Industry - Operations Report. Designed as a reference and management aid for accommodation operators and agencies or associations involved in travel and tourism, this publication offers financial information presented nationally and regionally, as well as by style and nature of operation.
  • On a monthly basis over 1,000 properties (150,000 rooms) provide us with their occupancy statistics, average daily rates and room revenue per available room, for our publication Trends in the Canadian Hotel Industry - National Market Report. Our sample comprises over 40% of the accommodation supply in Canada. This report tracks these top line performance indicators by province, region and major cities in Canada, as well as by property size, property type and price levels.
  • Our databases have been in place for over 20 years. While we respect the confidentiality of individual property data, we have the ability to examine the top line, operating structure and bottom line performance of these individual properties, and bring that knowledge to our engagements.
